Regardless of the Season, We’re Making Our Mark

An important sign that the Las Vegas home construction market is on the rebound is the comeback of master-planned communities. These large developments normally feature a variety of home styles and sizes from several different builders, as well as schools, parks, shopping and other amenities.

As we reported earlier this week, a couple of master-planned communities in Las Vegas made the top 10 in the nation for home sales in 2016.

Builders sold 769 new homes in Summerlin in 2016, up 28 percent from 2015. Buyers also picked up 564 new homes in Inspirada, up 45 percent, according to real estate consulting firm RCLCO.

Among U.S. master-planned communities — sprawling projects with housing, parks and other components — Summerlin was No. 5 for new-home sales and Inspirada was No. 7.

Cooper Roofing & Solar has had a hand in constructing many homes in each of those communities and we featured a recent model complex we roofed in Inspirada earlier this week. And we’ve also played a significant role in keeping Summerlin residents dry, comfortable and safe from the elements as well.

Homes in Summerlin are marked by modern designs and many incorporate a wide variety of roofing styles and products – from concrete tile to standing seam metal to single-ply and much more. The experience, knowledge and versatility of the Cooper Roofing & Solar family are the perfect fit for these homes. The pictures below show our people working on several different projects in Summerlin during recent months.

Summerlin stretches nearly the entire length of the west edge of the Las Vegas valley. The earliest homes were built as far north as Cheyenne Ave. and current tracts extend south of Sunset Rd.

It is the largest master-planned community in the area and home builders have been constructing and selling homes in Summerlin since the late 1980’s. More than 100,000 people live in this master-planned community.

The Cooper Roofing & Solar family is excited to be a part of the economic comeback of Las Vegas and help provide great new homes for local families!

Looking Back…And Looking Up

We’re all looking forward to a spectacular new year! As we conclude the first week of 2017, we’ll start to take a look back at some of the projects we worked on in 2016. One interesting project Cooper Roofing & Solar completed in 2016 causes us to look even further back…and way up.

The Residence Inn on South Las Vegas Boulevard is a 4-story structure topped by a pitched roof but also with some flat roof areas thrown in for good measure. We installed concrete tile on the pitched roofs and TPO on the flat roof sections.

Cooper Roofing & Solar began work on this project over a year ago and completed the bulk of the roofing work in 2015. However, a lot more goes into a building of this size and the full project wasn’t completed and the facility wasn’t open for business until the summer of 2016.

This project presented a number of unique and challenging features. The most prominent challenge was the sheer height of the structure. Working at four stories (and higher as the roof pitches up) changes the game regarding equipment, installation specifications, planning, and, of course, safety.

The roof pitch of this building at that height magnified some of the challenges. But it’s nothing we hadn’t encountered before and the experience of our people showed through. The performed with flying colors, as the final product displays.

The completion of this project represents another place for visitors to Las Vegas to reside in in comfort during their stays – so businesspeople can remain productive and tourists can fully enjoy the experiences Southern Nevada has to offer. It also represents another outstanding performance by the people of Cooper Roofing & Solar!

More Than Meets the Eye

There’s a lot more to a solar system than meets the eye.

While the familiar panels (a.k.a., “modules”) are the most prominent and recognizable part of a solar system, there are many, many other pieces and parts that comprise a system.

Of course there are wires to carry the electricity produced, as well as boxes, conduit, nuts, bolts and all sorts of other various elements. In addition, each panel or group of panels must have a structure to support and stabilize it.

The base of this structure consists of a grid of posts that secure it in place. Since these posts attach to the roof structure they are prime areas for unwanted water intrusion.

Preventing this unwelcome situation is a major focus of any rooftop solar installation, or at least it should be! In many cases, each post must have an individual “boot” installed that keeps it waterproof and preserves the integrity of the roof.

No one knows more or is more experienced at preventing water intrusion and protecting the integrity of a roof than the people at Cooper Roofing & Solar!

On one recent project we installed boots on nearly 300 posts for a solar system! It’s a very meticulous and detailed process but there’s no one better prepared, better-trained or more committed to doing things right than the members of the Cooper Roofing & Solar family.

Reroof Is Just the Right Prescription to Prepare This Home for Monsoon Season

Heavy rains, flash floods, walls of water rushing down streets – monsoon season in Southern Nevada can bring weather not often seen in the area, and dangers along with it.

We’ve already had one major storm this summer and, though the near term forecast looks clear, there are doubtless more on the way.

There’s now one fewer Southern Nevada resident who will have to worry when the skies begin to cloud up during monsoon season. We recently completed a Las Vegas reroof as shown in the pictures below.

While in some cases a new roof may be installed over the top of an existing shingle roof or flat roof, for obvious reasons, that is not possible with tile. However, in some cases the existing tile can be salvaged and reused. On this particular Las Vegas reroof we were able to save and reuse the existing concrete tile, to preserve the look of the home and allow the owners to realize some cost savings on the project.

Nothing lasts forever. And that includes a roof. No matter how well designed and installed, each roof will eventually reach the end of its natural life.

A knowledgeable, trustworthy roofer specializing in reroofs can be something to thank the heavens for! That’s where Cooper Roofing & Solar comes in.

This particular reroof is just one of several reroofs of 7-Eleven store buildings around the Las Vegas area being completed by Cooper Roofing & Solar. As you may remember, we’ve installed roofs on the new construction of multiple 7-Eleven stores as well.

The reroofs are being installed using Duro-Last single-ply roofing. Duro-Last touts its system as “The World’s Best Roof” and has the performance to back up the claim.

Regardless of the project, each comes with its own set of challenges. Stores such as these generally contain numerous units on the roof to facilitate the comfort of customers and staff as well as to keep food items at the proper storage temperatures.

In addition to the units themselves, each of these units normally is accompanied by several penetrations bringing power, water and/or other items necessary for the unit’s proper functioning. Cooper Roofing & Solar is doing its part to expand the dining options for residents of Southern Nevada. One of the most recent projects to help Las Vegans locate tasty fare is the new Carl’s Jr. restaurant in Aliante, near Aliante Parkway and the 215, across the street from the Aliante Nature Park.

Famous for its burger offerings – including burgers featuring chicken, fish and turkey in addition to a variety of other menu items – Carl’s Jr. has been an American favorite for many years. The new restaurant will be a welcome addition to this growing area, with an eye-catching design to further increase its appeal.

We recently reported on the construction of its neighbor, another restaurant completed at right about the same time. Cooper Roofing & Solar played an even bigger role in the construction of the Carl’s Jr. than we did in the neighboring Capriotti’s.

Carl's Jr 24The colored standing seam metal, cap metal, fascia and soffit metal, combined with the other exterior elements of the design, provide a striking and attractive look to the building. In addition to all of the metal work, which we performed on the neighboring restaurant, we also installed the Duro-Last single-ply roofing on the top roof of the Carl’s Jr.

Duro-Last touts itself as “America’s Best Roof”. The single-ply manufacturer has a very strict approval process contractors must complete just to be able to install the product. After that, roofers must continue to exhibit a high level of performance and installation quality to remain an approved applicator for Duro-Last.

Opening Day!

16Capriotti'sNot just for baseball season, today is Opening Day for a brand new Capriotti’s Sandwich Shop in Aliante!

This new Capriotti’s, just off the 215 at Aliante Parkway, is in a stand-alone building with architecture designed to be consistent with the Aliante community it is now part of. One of master plan’s main attractions, the Aliante Nature Discovery Park – with its water features, geese, playgrounds and other amenities – sits just across the street.

Cooper Roofing & Solar installed all of the metal work that contributes to the attractive, modern visual the structure presents. Our work included the metal soffits and fascia, the colored cap metal at the tops of the walls of the building as well as metal roofing on several areas around the building, including at the overhang that runs across the entrance and along the two sides of the new shop.

7Capriotti'sThe layout of the building presented challenges for some of the metal installation. Some of the work had to be performed from a manlift because the size and/or shape of certain areas were not conducive to a safe workspace. You can see our people working from the manlift in some of the pictures below.

Other work was performed from ladders with the work area overhead. But these challenges constituted minor speed bumps in the road for our highly-trained, experienced and conscientious crew!

Just as last week we noted how our work is helping people in Henderson quench their thirst, this week we’re aiding residents of North Las Vegas and Northwest Las Vegas to satisfy their appetites with some great food! Capriotti’s is famous throughout Southern Nevada, and elsewhere, for its sandwiches.

The new Capriotti’s is not alone. Its neighbor is also a brand new restaurant, recently opened and another Cooper Roofing & Solar project. But more on that later…

Henderson’s Latest Attraction for the Thirsty Schedules Grand Opening

19Lovelady BrewingThe Grand Opening of the Lovelady Brewing Co. in Henderson is tomorrow, Friday April 1! The family-owned business on Water Street in downtown “has strong roots in the Henderson community.”

Lovelady Brewing is located in a brand new, attractive 6000-square-foot building. Fitting for an exciting new attraction is a roof by Cooper Roofing & Solar!

While Lovelady will whet their patrons’ thirsts, the Thermoplastic polyolefin (TPO) roofing system will help keep them dry, even in extreme weather. The TPO system will also contribute to helping provide a place to cool off during the hot summer months. The TPO membrane is adhesive-applied with heat-welded seams.

The new craft brewery had a one-day “soft opening” earlier this month for Henderson’s St. Patrick’s Day parade, which passed on Water Street in front of the new building.

The brewery’s founders’ ties to Henderson and desire to help the city played a role in the location selection.

We wanted to help develop and uplift a community where we were located. Downtown Henderson has had its fair share of struggles over the years and LBC wanted to be a spark to further development in what is a very nice downtown area.

The new brewery and facility housing it have already earned a manner of celebrity, with feature articles in a number of local publications.

Downtown Las Vegas won’t be the only local urban core with a brewery come April 1, when Lovelady Brewing Company is slated to open in Downtown Henderson.

Housed in a newly constructed building on the quaint, decades-old drag of Water Street, Lovelady is family owned and operated, with veteran brewer of 20 years Richard Lovelady (formerly with Gordon Biersch) at the operation’s hoppy helm.

It’s even earned a loyal patron before opening.

Lovelady Brewing Co. hasn’t opened its doors yet — let alone its taps — but one downtown Henderson merchant is already buzzing with anticipation.

“I’m going to be the main taster,” joked Flemming Pedersen, owner of Chef Flemming’s Bake Shop, which is across the street at 7 S. Water St.

With so much support and a roof by Cooper Roofing & Solar helping them stay cool and dry, they’re certainly off to a good start!
